The Three Best Neighborhoods in Cincinnati for Condo Shopping

The Verona in Eden Park

As we move closer and closer to spring time here in Cincinnati, the real estate market is beginning to heat up for potential buyers and sellers alike.

In fact, according to Realtor.com, there are currently 3,667 homes on the market and 3,552 homes for rent, and the current average listing price for the city of Cincinnati is $165,000. Although great homes can be found all over the city, the following neighborhoods in Cincinnati are likely to be your best bet for finding a wonderful deal on a condo.

Over-The-Rhine

Of all the neighborhoods in Cincinnati, Over-The-Rhine is the one with the most condos on the market—and it also happens to be one of the hippest, most popular areas in the city. According to Realtor, the area has an average listing price of $324,950, although prices currently range from $200,000 to $600,000. Most condos for sale in Over-the-Rhine are walking distance from area attractions like Findlay Market and a wide variety of coffee shops, restaurants, and nightlife. In addition, many homes for sale in OTR have been remodeled or upgraded within the last ten years. You can check out our recent article, “OTR: Best Deal on a Condo,” to see one of many homes that we recommend if you are considering purchasing a condo in OTR.

Walnut Hills

Although a little more removed from the hustle and bustle of downtown Cincinnati, Walnut Hills is still a great place to buy a home. There are currently around 35 condos on the market in Walnut Hills, with prices ranging from $110,000 all the way up to $995,000, so there is something here for everyone. As far as perks and amenities go, there are many options available. For instance, this two bedroom, two bath condo, located at River Terrace, 2401 Ingleside 10A.  It features a stunning river view and has undergone a complete renovation. It’s listed at $285,000 and has valet parking.  This one won’t last long. The Edgecliff Private Residences  2200 Victory Pkwy, 809 is currently listed at $349,900, features an in-unit skyline view, while the building includes a guest suite with a kitchen and a 24 hour concierge.  Meanwhile, the $149,900, one bedroom, one bath unit at The Verona 2356 Park Avenue, 104 features in-unit wood floors and an address in a coveted historic building.

Eden Park in Walnut Hills

Hyde Park

Just a few minutes east of Walnut Hills is the Cincinnati neighborhood known as Hyde Park. Like OTR, Hyde Park is extremely walkable, a perfect location for those who enjoy being outside in their neighborhood. Although this area is also somewhat removed from downtown Cincinnati, it still offers plenty of easily accessible shops and restaurants and easy access to I-71. Currently, there are about 30 condominiums on the market in Hyde Park, ranging anywhere from $165,000 all the way up to 1.5 million. Given the high price range, it is no surprise that homes in Hyde Park boast a variety of amenities. This two bedroom, two bath home, located at Michigan Terrace3500 Michigan Avenue, 43, is listed for $799,000. The location alone is worth every penny. This property is located right on Hyde Park Square, amid the city’s most popular shopping and dining districts. Condo Envy: Edgecliff 1903

The “03” stack at the Edgecliff has always been my favorite view in the building.  You can see the river, the bridges, the Cincinnati skyline, Mt. Adams and the Kentucky hills.  Priced at $375,000 this condo is a great buy!

It’s also a great condo to see the fireworks.

This 2 bedroom condo has been updated nicely with an open kitchen.

The building has one of the best locations of any condo building.  It’s on the edge of Eden Park, just minutes from downtown Cincinnati.  It has 24 hour concierge, garage parking, a lovely pool and fitness center, Le Bar a Boeuf Restaurant,  a doctors office, guest suite and party room.  See more about the condo.

Condo Envy: Ingleside Condos 1C

Virtual tour of condo

BEST VIEW IN THE CITY! It’s up and down the river and not too high that you only see sky when you sit down.  The Ingleside is one of my favorite buildings in the city.  I love it because it’s only 27 units and they all have nice views.  It has full amenities including 24 hour concierge, fitness room and a lovely pool surrounded by a garden.

Virtual tour of condo

This is the BEST VIEW IN THE CITY!  Photos don’t do it justice.

It has floor to ceiling windows overlooking the river, that span the length of the condo.  It’s large but not too large at 2600 SF.  2 bedrooms and two offices.  2 and a half baths.  The best part of this building is that it is a ground floor condo with lots of grass and greenery.  Walk out on to patio from living room, dining room, or either bedroom.  It’s perfect for dog owners or gardeners.  See more about listing.

Condo Envy: Park Place at Lytle Park #701

Entrance

This is my current favorite condo on the market in Cincinnati right now!   This must be seen in person as the photos really don’t capture the feel of this spacious loft.  #701 is a  corner unit on the 7th floor. It’s not so high that you see  the roofs and mechanicals of neighboring buildings but high enough to get the light and the views.  You can see Mt. Adams, the Stadium, Lytle Park and the tiara of the Great American Building.

View from Living Room

It’s a designed  in a contemporary loft style but still very inviting.  It’s a very large 3,100 SF condo with an open floor plan but there are still enough rooms to have privacy.  This was originally two units.  The current owner was the listing agent that was working with the developer to sell the condos and chose these two units to be her home and is now selling it after 12 years of enjoying the space.

Park Place at Lytle

I love that there is a nice office that is tucked out of the way and a nice master suite. It features his and hers bathrooms and walk in closets.  It also has a man cave outside of the unit and two storage spaces. The man cave could be a workshop, art studio, large wine cellar, craft room or whatever you want it to be.

Park Place at Lytle is one of my favorite condo buildings in downtown Cincinnati. I think people overlook this building and that is a shame.  I like that it’s in a quiet part of downtown that feels residential.  You can easily walk to the riverfront or the central business district as well as OTR.  It’s close to entrance to Columbia Parkway and I-71 so it’s very easy to get where you need to go.  And your local pub is The Top of the Park at the Phelps/Residence Inn.  It gets better, if your local is too crowded, Park Place has it’s own rooftop garden, a great place to socialize with your friends or neighbors.  The Polk Room is a nice place to host a party, although with this condo, I don’t know why someone wouldn’t host an event in the spacious condo itself.

Roof top of Park Place

The building has plenty of amenities.  It features two guest suites, a nice gym, garage parking, 24 hour concierge and onsite management.  With 126 units it’s large enough to support all of these amenities but not so large that it feels like a hotel. One of the other benefits is that there are plenty of households to cover the maintenance of the building so the HOA is quite reasonable for a 3,100 SF condo. It’s $1,190 per month.  It’s one block from the University Club and Queen City Club and next door to the Taft Museum.  Lytle Park is across the street for those who have dogs to walk.

Lytle Park

This unit was designed by Maris Bernard and features beautiful cherry floors, neutral walls and lots of granite.  3 fireplaces, one in the bedroom, living room and the sitting room.

It comes with three garage spaces and is currently listed at $995,000.    See the listing detail for more information and hurry up and book a showing with me before this wonderful condo is snapped up. 513-235-3996
